This client was referred to us by a Wills & Estates Lawyer. The property was a semi cottage located in Arncliffe, and the Executor who was a brother of the deceased, lived near Wollongong.
Unsure how to best present the property and whether any upgrades needed to be done to increase the appeal, Dennis approached us for advice. When selling a deceased estate we always try to keep any expenditure to a minimum. However there are certain things that help maximise the sale price. The biggest one is styling the property with modern furniture. The other is painting which in this case was just a few touch ups internally, however we recommended changing the colour scheme slightly for the front of the house to increase kerb appeal.
We then interviewed 3 local real estate agents and gave recommendations for which agent was best suited to sell the property. We dealt with the agent directly throughout the entire campaign keeping the whole process transparent and the selling agent honest.

During the first week of the campaign, Sydney went into lockdown so the campaign started off a bit slower than expected. However during the second and third week, inspection numbers increased and our agent was able to negotiate with a number of parties a few days prior to the Auction.
The result was a sale price $75,000 above the expected reserve price.
Buyers loved the styling of the property with many commenting how homely it felt and they could imagine themselves living there with a few extra upgrades to make it their own.
Having our assistance with the sale cost the client nothing extra as we share in the commission paid to the agent.
